While a lender's title insurance policy is typically required when you take out a mortgage, an owner's policy is optional but highly recommended. It provides protection against claims or legal fees that could arise from title defects discovered after you purchase your home.

A closing checklist helps ensure you have everything in order before your closing date. Key items include reviewing your closing disclosure, confirming your down payment and closing costs, scheduling a final walk-through, bringing a valid photo ID, and having certified funds ready if required.

Wire fraud is one of the fastest-growing threats in real estate. Always verify wiring instructions by calling your title company directly using a known phone number — never from an email. Be cautious of last-minute changes to wiring instructions and never send funds based solely on email communication.

Buyers should bring a valid government-issued photo ID, proof of homeowner's insurance, a cashier's check or wire confirmation for closing funds, and any outstanding documents requested by the title company. Sellers should bring a valid photo ID, all house keys and garage remotes, and any required documentation such as repair receipts or HOA information.

A closing worksheet is a preliminary document that outlines the estimated costs and credits for both the buyer and seller in a real estate transaction. It serves as a working draft before the final closing disclosure is prepared, giving all parties a clear picture of the financial details involved.
